The book tells you
how I did it on page 4 and I admit
it is a little different approach
but I didn’t know any better
so off we went! And it worked!
I didn’t buy them, I built
them, and I didn’t know
anything about building!
Anyone can do it. Using
professional sub-contractors the heaviest
thing you pick up is a telephone.
You can do it in your spare time and
keep your full time job. You
know who is keeping you from becoming

This is something the little
guy/gal can do. This is something
the little gal/guy can get started,
with very little money, and very little

We didn’t sell anything. That
duplex I mentioned above still rents
like new units and the rents keep
rolling in.

– 4 plex
Our next foray into building was a
4 plex. I had purchased a large lot
with a house on it. I split off the
house and put the mortgage on that
so that left me with a free and clear
lot to build on. (100% financing)
We built the 4 plex for seniors with
a nice wooden folding door between
the living room and one of the bedrooms
in case they had grand-children staying
over. It was the wrong location for
seniors so we opened it up to all
renters.
We built one of these one year and
because it was a large lot, the following
year, we built another. The 4 plexes
were identical and we used the same
plans. Here was a guy, who had nothing,
knew nothing about building, and now
owned 10 units with very small mortgages.
The mortgages were small because it
didn’t cost much to build them.

The four-plexes were 24 x 96 (2,304
sq ft.) each & were 1 or 2 bedroom.
The 8 units had 12 uncovered parking
spaces and no washer/dryer hookup
These were barebones units But we
have kept them up
and they rent for $4,500 + per month.
Yes we still have them and they look
better now than when we first built
them. Our costs for both 4-plexes
plus the lot was $46,080.00 each. We get our
money back every year!

we still have it!
Our cost + lot $36,612.79. This was
on the same lot that we built the
3 bedroom duplex and we were able
to do that because we brought the
sewer to the lot and that allowed
us 5 units instead of 4.
Oh you don’t want to be a landlord?
No problem, use a property manager
who knows more about rents than you
do and you still make money.
Who is making the payment for you?
Who is creating more equity for you?
Not you. The renters do that while
you sit there fat and happy with your
new balance sheet that makes every
banker happy with you. They can’t
wait to loan you money!

D.C. Times interviewed Diehl and wrote:

units all 2 bedroom 1 bath. Most with
central heat & air. 6,864 sq ft
& rents @ $6,000 month. These
units selling for 100 to 125 K in
Calif. Yes we kept ‘em. Our
cost + lot $137,074.08 Is that a profit?
Duplexes
There is more. Remember those 4 plexes
in the early going? After bringing
in the sewer we were zoned for 18
units so we built 5 duplexes. They
were 3 bedroom 1 bath units and rent
for $7,000 per month.

The duplexes were 900 sq. ft. each
side & were built specifically
for low and moderate income buyers.
Rents were below the norm for the
area & well appreciated.
The duplexes were built for $45,000
each using our method of building
+ lot. Were we millionaires yet? What
do you think? Residential units plus
offices and warehouses plus a small
shopping center in Tahoe all free
and clear.
Not a bad position to be
in is it?
Could
you do that? Almost anyone can duplicate
what I did. No smoke and mirrors just
build & keep. I wish you would
